Greenburgh Offers Frank's Nursery To House of Sports For $3.5 Million

GREENBURGH, N.Y. - Less than a month after making a tentative deal to sell the Frank's Nursery property to Game On 365 for $3 million, the Town of Greenburgh has offered the land to Ardsley-based House of Sports for $3.5 million.

The Greenburgh Town Board was presented with a $3 million offer by Game On, but House of Sports submitted an offer worth $500,000 more and threatened a lawsuit if the land was sold to Game On.

House of Sports CEO Donald Scherer confirmed late Friday that his group had accepted a tentative deal to purchase the foreclosed property on Dobbs Ferry Road.

"The House of Sports, one of the nation’s leading athletic training centers, is pleased to announce that the Town of Greenburgh has tentatively accepted its proposal to purchase the property at 715 Dobbs Ferry Road (the former Frank’s Nursery) for $3.5M," House of Sports said in a press release.

Plans are in place to build a sports a training facility on the land, Scherer added.

“We are thrilled that the town has chosen a responsible, fully funded partner to move forward rather than working with a start-up with limited funding and experience,” he said. “It is wonderful that we will be able to continue to support the athletes in the Greenburgh community.”

Town Supervisor Paul Feiner notified residents on the town website Thursday that he had sent a letter to Scherer offering the property for the $3.5 million offer.

"I am rethinking your offer to purchase the former Frank’s Nursery development for $3.5 million with no conditions," Feiner's letter said. "I have a question which I hope you will respond to."

The letter continued: "If the Town Board decides to accept your offer to purchase the land – would you be prepared to deposit 10 percent in a non-refundable deposit subject to the town providing marketable title to the development and the balance of the offer at closing?"

According to Feiner's letter, "There would be no conditions attached to the offer, no commitments that the property will be rezoned (although I believe that a recreation use is good public policy for the town) and you will be required to do all the environmental remediation. I would be most appreciative if you would respond by the end of business on Friday. The Town Board has a work session on Tuesday."
